The Basic Valuation?
As the name suggests, these are quick and easy property valuations. They are still done by an expert and someone with knowledge in the area or postcode. Using simple market based judgements, the valuer will give you a value that can be used to get a good idea on where the market is.
For buyers, these are a good starting point and let you know if this is a property that works within your budget. Nothing worse than thinking you can get 80% on what you are thinking on paying when a bank or mortgage provider gets a valuation that lower than what your are planning on paying. This can leave you with a shortfall in funds that will need to be covered by either mortgage insurance or money from somewhere else, worst can scenario is that you could lose your deposit.
For sellers and investors a basic valuation gives you a great idea on what liquid funds you will have if you're selling or the amount of equity you have to make further investments. Another great benefit of the basic valuation is for future planning and knowing what you might retire on.
